The Mill Lane Precinct located in Glenorchy is an exciting new development for the St Vincent de Paul Society in Tasmania. It brings together a number of existing operations of our Society and supports a range of new activities designed to best support the community.

Most particularly, this site will provide a central and accessible location for members to deliver assistance to those in need across the northern suburbs of Hobart and beyond. A new emergency relief hub (including a food pantry) will be established at the precinct, providing much needed support and services to the disadvantaged in the northern suburbs of Hobart and surrounding areas.  This will potentially expand the range and reach of services provided to our Companions in Hobart.  There will be a new Loui’s Van kitchen, with one of the Loui’s Vans permanently based at the new site.  

Co-location of the Supported Worker Employment Enterprises, St Vincent Industries (SVI) and Tas Textiles (TT), will promote efficiencies through the potential for shared spaces and resources. But more importantly, this will provide opportunities for joint training, community activities and potential for growth of both enterprises. We are keen to encourage those who have an interest in working across the various aspects of our enterprises to be delivered from this single site. 

Relocation of the Glenorchy Vinnies Store will deliver a better retail experience for the community, including for our Companions seeking support, while also resulting in significant efficiencies and cost savings.  The new store will be larger and better located with fit-out appropriate to the range and volume of stock..  Importantly, this provides a valuable resource of affordable items, including clothing and homewares in a convenient location. This store will also provide additional training and employment opportunities for supported workers from SVI and TT. 

Most of the staff from our Southern Regional Office, temporarily accommodated in the cbdwill be relocated to the Mill Lane Precinct.  The co-location of these staff with other Vinnies activities will give a greater sense of an integrated organisation with the potential for greater collaboration, opportunities for new ways of doing things, and a culture of one organisation serving the needs of our Companions.

The Mill Lane Precinct will have some additional space to allow for the future establishment of appropriate social enterprises such as food preparation, including catering and a café.  The common spaces have been designed to engender a sense of community embracing organisations and individuals alike. With the potential for joint activities, collaborations by members, staff and volunteers, plus the broader community, the opportunity for new relationships and different ways of assisting our Companions and conducting the business of the Society is immediately evident. It will be noted that the site is adjacent to the Glenorchy campus of Guilford Young College and is already part of a vibrant community with like-minded neighbours.

Mill Lane Precinct has been designed, and will be developed, as a statewide Vinnies resource aimed at better serving our community and Companions.  It will include offices and meeting spaces for visiting members and staff from across all corners of Tasmania.  The common areas have been designed with a view to hosting local and statewide meetings, conferences, workshops, training and events.  It will also be ideal for appropriate public meetings and events which are in keeping with Vinnies values, ethos and core functions.

Vinnies is working to bring our people together across our organisation as much as possible, because we know that it will provide more opportunities for us all to work better together and make out Good Works more accessible for the community. The operations in the south of Tasmania, through the purchase of property next to our Tas Textiles site, gives us the opportunity to bring more enterprises together and create a focal point for Vinnies in the South of the state that is accessible, fit for purpose and a place where our members, volunteers and staff can work together in achieving our shared purpose. The inclusion of an Emergency Relief area will be welcomed by the people in our community who are seeking our support in a more easily accessible location. More broadly, this move will see a rationalisation of our sites that will have a positive impact on our ability to raise money in the longer term through more efficient operations and divestment of sites that cannot in the long term be upgraded efficiently.
This will be a vibrant space that will be safe, comfortable and modern for all of those who use it. It will include brand new spaces for Tas Textiles, St Vincent Industries, Vinnies Glenorchy Retail store, an emergency relief facility and relocated elements of Southern Regional Office. The design encourages a cohesive atmosphere for work, with shared spaces and includes an exciting kitchen/café area, community meeting rooms, bathrooms and training rooms. The project team will provide drawings and a fly through of the design so everyone can get a sense as to what it will look like.
We will be creating a vibrant new place with safe, comfortable and modern spaces that will create a sense of unity and common purpose for those who visit and work there. We will be using natural materials and plants as well as using natural light to create a feeling that is fresh and welcoming. Electric lighting will add to the sense of lightness and warmth. We want the people who are using the building to work with us around how we use colour and design throughout the building. We will be using radiant heat in some spaces where there are high ceilings. Other spaces for offices and other rooms will have air conditioning.
With the new layout, we will be able to create safer spaces and better workflows for each operation, while increasing overall floor space for each of the currently separate entities. The new building will also include a space for the safe delivery and storage of large items used for St Vincent Industries and Tas Textiles. We are working with key managers to ensure that the space provided works for how you work as well as allowing for future growth opportunities.
We are yet to complete the final layout and design of the kitchen facilities. We will be hearing from all current staff moving to Mill Lane to about what their requirements are for the kitchen and other areas for the building, including a space for lockers and getting changed.
A number of parking spaces will be available on-site. These will primarily be available for St Vincent Industries and Tas Textiles delivery vehicles, with some spaces available for short-term parking for customers and visitors. The front of the building will provide a safe drop-off area for staff and members to use. Indoor, secure bike parking is available at Mill Lane as well. A large, free council car park exists across Mill Lane. This does not have any time restrictions. Public parking is also available free of charge nearby and can be identified on this map.
The Glenorchy bus mall is 300m from Mill Lane. As to how you connect from your existing bus services, you can visit the Metro website, or if you need help, speak with your manager/supervisor.
The development needs to go through council for planning approval and construction contractors need to be engaged to do the work. Based on the status of the project, we would like to see it operational by April 2024. We will keep everyone affected updated as we pass each milestone that effects construction.

We have secured the funding required to commence works on a social housing project on the Argyle St site and so we are now in the process of construction, following design and planning approval. The move of staff to Mill Lane is critical for the Argyle St transformation. Emergency relief to the broader community will still be provided at Argyle St as part of the redevelopment and, as you will note, emergency relief will also be provided from the Mill Lane site.
This site has been sold and our SVI colleagues are excited about the move. In the meantime, we have leased the current SVI site from the new owner to ensure we can transition to Glenorchy when the time is right.
The lease at the Main Road site was not renewed as, although it is on a shopping strip, the rent was not ideal for operating the store as efficiently as it could. In addition, the store had space, layout and parking constraints which limited the future growth potential of the current site. The new Mill Lane store will cost less to operate, and will have more floor space, a better layout and more accessible parking. It will in turn generate more income to go towards our Good Works.
We will be holding meetings and workshops with staff to show what we have worked through so far and to help finalise the look and design of the spaces inside. We also are intending to hold an open day where our staff, volunteers, members and friends can come and help us in the beautification of the site when it is close to being finished.
